In 2022, we received the project for the complete refurbishment of the roof of this residential community in Irún and prepared our proposal to carry out the works.
The project was coordinated by María, with whom we have since continued to work on a number of different projects. From the outset, communication between project coordination and our construction team was excellent, something particularly important in refurbishment work, where certain solutions can only be fully assessed once the existing roof has been opened.
The roof showed significant signs of ageing and required a comprehensive renovation to improve insulation, waterproofing and long-term durability.
During construction, we also identified several details that, based on our experience, we believed could be technically improved. These were reviewed and adapted to achieve more reliable solutions, particularly at critical junctions and around rainwater drainage.
The project involved an almost complete renewal of the roofing system.
After installing the scaffolding and all necessary collective safety measures, the existing tiles and mortar were completely removed.
Once the underlying structure was exposed, the necessary repairs were carried out to the concrete substrate before installing a new roofing system consisting of 80 mm XPS thermal insulation, a breathable waterproof membrane and a new ceramic tiled roof.
The works also included soldered zinc detailing, replacement of the Velux roof windows and restoration of the timber eaves.
Particular attention was given to rainwater drainage.
The existing configuration was causing problems around the eaves, so we redesigned this detail and extended the drainage correctly towards a new external grey PVC gutter, in accordance with the material specified for the project.
The objective was to eliminate a problematic area and create a simple, accessible and reliable solution for managing rainwater.
In addition to the roofing works, several minor interventions were carried out elsewhere in the building, particularly around the garages, where some pipework and moisture-related issues required attention.
This project is a good example of how we approach refurbishment.
A project defines the overall solution, but when working with existing buildings, certain construction conditions only become visible once the existing elements have been dismantled.
Our responsibility as a contractor is not simply to reproduce a detail mechanically when our site experience indicates that it can be improved.
We analyse the situation, propose alternatives and coordinate the necessary decisions with the people responsible for the project.
At Hendaia 13, several areas required exactly this type of collaboration.
Our good working relationship with María allowed decisions to be made efficiently and the roof to be executed with particular attention to junctions, waterproofing and rainwater management.
These are precisely the details that, several years later, demonstrate whether a roof has really been built properly.
The project was completed in July 2022.
We are preparing this project profile in August 2026, four years after completion, and there is one fact that describes the result better than any photograph: during those four years, we have not received a single call from the residential community regarding any problem with the roof.
The waterproofing is performing correctly, the rainwater drainage is working and the roof continues to do exactly what it was designed to do.
Ultimately, that is the objective of our work.
A project that has been properly studied, coordinated and executed should cease to be a concern for the client once the work is finished.
Four years later, a satisfied community and a roof performing exactly as intended. For us, that is the best result.
